Davie Homes for Sale - Davie Real EstatePlanning to sell your home in Davie?  It really doesn’t matter if you’ve lived in your home for five years or 25 years, when you look around, you probably see it – clutter.

If you’re like most people, you have clutter that needs to go before you start showing your Davie home for sale.  Here are some helpful tips that you can use to remove disorderly assemblages without driving yourself crazy.

  1. Understand the Difference between Decluttering and Organizing

When you declutter, your goal is to remove the clutter you don’t need.  When you organize, your goal is to find places to put everything that isn’t clutter.  It’s a big mistake to try to do both things at once.

It’s a mistake because you’ll end up keeping things you don’t really need just because you have a place to put them.  And, you’ll probably acquire more storage containers than you need because some of the clutter won’t need to be saved.  Always declutter first, then organize!

  1. Declutter One Room or Area at a Time

Don’t try to work on an entire home at once – you’ll get distracted and overwhelmed.  Focus on clearing the clutter from one room at a time.

  1. Make a Decision about Each Item You Touch (or look at)

One easy way to accomplish this is to create three sorting boxes or storage bins, labelled Keep, Let Go of It, and Storage.

As you declutter each room, sort the things you find into one of those three boxes as you review each item.   The items in the Keep box need to be placed in the space in an organized fashion.  For the items in the Let Go of It box, you can throw them away, recycle, donate, or have a garage sale to get rid of them.  Put the items in the Storage box into a permanent storage container with a written inventory before putting the containers in your storage area.

  1. Give Away Clothes You Don’t Wear

This is a great idea, but it can be difficult to do.  One decluttering expert suggests this test.  Turn all your clothes hangars “backwards.”  When you wear an item, return it to the closet with the hangar facing in the correct position.  After a few months, take a look at all the clothes that are on hangars facing backward.  The odds are you can give those clothes away.

  1. Don’t Backslide

People don’t declutter successfully for a number of reasons, most of which are emotional.  To fight the urge to backslide:

Vista View is a fun park in Davie, Florida

If you are looking for a fun park in Davie, Florida you have to check out Vista View Park. Whether you are looking for something for your family to do or something for yourself, Vista View Park has something for people of all ages!

Vista View Park is a 272 acre park located off of SW 142nd Ave just North of Orange Drive. This park has it all! There are two playgrounds that are both covered with shade canopies. The larger playground is a Universal Access playground. Both playgrounds have plenty of fun things for the children to do. While there you will most likely see the adults running around the parks having fun with their children! The park also has basketball courts, an airstrip for electric radio-controlled planes and glider pilots and a 2.1 mile horse trail. For those who enjoy fishing you can fish on the fishing piers or on the shoreline.

The park is also great for fitness enthusiasts! There is a half-mile loop trail with several fitness stations. There are hills in the park that you can walk, run or ride your bike up and down. These hills are a great way to stay in shape while enjoying the beautiful South Florida sunshine!

If you would like to have a party at the park you can rent a shelter. There are 8 shelters with picnic tables, grills and electrical outlets. You will need a reservation for the shelters and the payment must be made when the reservation is made. There are four small shelters that accommodate 20-40 people, two medium shelters that accommodate 41-60 people and two large shelters that accommodate 90 people. You can also choose from the freestanding picnic areas that have no shelter, they are free on a first come first serve basis. There are a few picnic tables located on the hill. These are a great place to relax and eat while overlooking the area below.

Admission to Vista View Park is free on weekdays. Weekends and holidays admission is $1.50 per person ages 6 and up, $8.00 maximum charge per car (six to nine passengers). This is an inexpensive way to have a great time at a fun park in Davie, Florida.

The park hours are 8:00 a.m. To 6:00 p.m. November 2, 2014 through March 7, 2015. 8:00 a.m. to 7:30 p.m. March 8, 2015 through October 31, 2015. The park is closed the day after Thanksgiving and Christmas Day. The park office is open from 9:00 a.m. to 5:30 p.m. when the park is open.

Vista View Park is nestled between Imagination Farms in Davie and Riverstone in Davie. These developments offer some of the nicest Davie luxury homes on the market. Davie Real Estate Market Has Its Ups and Downs

Just when I was getting settled back into a sellers market….

This past month I noticed that the  Davie real estate market is shifting.  In the past couple of weeks I have listed several Davie homes for sale.  6 months ago these homes would have flown off the Davie real estate market in the first week. Now I am getting few show requests on the higher end homes and tons of showings in the 250-450 price range…but very few realistic offers.  This is not to say that some of the listings are going quickly with multiple offers, it is still happening if a home is priced exactly right. Pricing a home correctly is key to getting top dollar in this  changing market.   Even these well priced homes, once under “as-is” contracts, have the  Buyers  looking for repair credits.  Buyers are hesitant to come out of pocket if the property does not appraise.  Because of the growing inventory of Davie real estate  some buyers even seem willing to pull the contract and continue looking if the seller won’t budge on the price.

 

I have been a Davie Realtor for 14 years, I have seen the market go up (way up!) and I have seen it go down, (way down!) several times.  With inventory picking up and interest rates about to rise,  I think seller’s who have been on the fence about selling should get on the market now. on the other hand,  I do believe that now is a great time to buy with a good supply of homes to choose from and interest rates at near record lows.     No matter the market, Davie real estate is always a good choice.
