Eastern Davie Parks

There are 15 parks on Davie’s east side. They range from active parks where you can rent facilities for your own gatherings, to passive parks where the facilities are available on a first-come first-served basis. The Eastside Community Hall isn’t technically a park, but you can rent the facility on a per-hour basis for up to 90 people, and take advantage of a kitchen and restrooms. Here are some of the other highlights.

Bergeron Rodeo Grounds – Davie is the host to a series of rodeo events, starting with the Orange Blossom Festival & Rodeo on February 27 and 28, 2016. You can also enjoy a Davie Pro Bullriding & Festival on April 23, the Davie Pro Rodeo for Youth on June 24, the Davie Pro Rodeo on June 25 and September 10, and the Southeastern Circuit Finals Rodeo on November 10-12, 2016.

The Rodeo Grounds also host dog obedience and agility classes and Jackpot Rodeos every Wednesday night. There you can enjoy true Western entertainment including calf roping, barrel racing and team roping. And, if you want to hold a Western gathering of your own, you can even rent the arena.

Davie Pine Island Park – This 113-acre park offers lots of things to do. Here you’ll find an aquatic and fitness center, ball fields, recreational trails, roller hockey, picnic areas, play areas, basketball, tennis, a skate board area and concessions. The park also offers meeting rooms and shelters for rent.

Linear Park – If you don’t need to rent a shelter, try a place like Linear Park. No permits are required, and it offers 36 acres of green space with nine shelters located along the canal bank.

Other parks on the east side offer fishing, recreational trails, and picnic areas among other amenities.

Western Davie Parks

On the west side of Davie, you’ll find another selection of active and passive parks and a second community center, the Ivanhoe Community Room that holds up to 100 people. Many people buy Davie real estate on the west side of the city to live with nature and their horses. Here are some of the highlights.

Oakhill Equestrian Park – This park covers 10 acres and includes one shelter you can rent that has a capacity of 60 people. There are also picnic areas, grills and rest rooms. The highlight of the shelter is the large equestrian round pen and an arena. Both facilities provide wash racks, hoses and water troughs, and are available for rental.

West View Park and Joy Yoder Equestrian Center – This park consists of a passive park area with recreational trails and a shelter. The Yoder Equestrian Center offers an equestrian round pen and dressage arena and wash racks.

A variety of other parks offer everything from recreational and equestrian trails to picnic areas, ball fields, tennis and a dog park.

Davie real estate - selling your homeSelling your home can be the start to an exciting new adventure, but if you want to make sure that adventure is a good one, make sure you don’t set the wrong list price! How could you fall into this trap? It usually happens because you don’t have all the information you need.

 

Setting Your Home’s List Price without Research

Davie homes for sale that are overpriced historically end up for selling for less than market value. Homes that are under priced will most definitely sell for less than they are worth. You owe it to yourself to get the price right. Here’s what typically happens if you don’t do the research:

  1. You use a quick formula like price per square foot to determine your list price. Price per square foot is just about the worst way to set a home price. Think about two homes in the same neighborhood that are the same age and have the same square footage.One home was built with low-cost aluminum siding, the other home has the best quality money can buy. One home has inexpensive carpet flooring, the other one has real hardwood throughout. One home has inexpensive kitchen counter tops, the other home has all granite.I could go on, but I’m sure you’re seeing the problem. Just because two homes are the same size and in the same neighborhood, that doesn’t mean the price per square foot is going to be anywhere near similar. Any quick pricing formula is going to cause you problems.
  1. You set your list price based on what you need to buy your next home. The value of your home has nothing to do with the fact that you think it should have appreciated by $20,000 and you’re planning to use all of that appreciation as a down payment on your next home. If your estimate of appreciation isn’t accurate, you’ll set your list price too high or too low.
  1. You set your list price based on advice from a friend or real estate agent. Advice from a friend or even a real estate agent, unless they have the research to back it up, is just an opinion.
  1. You use your list price to test the market. You want to sell for the highest price the market will bear. But, if you use your list price instead of research to determine what the market will bear, you’re doing yourself a disservice.Typically what happens in this situation is that you price the home high and plan to drop the price if you don’t get any interest. This gets you right back into overpricing your home. And, there are very good reasons why that doesn’t work.

    For example, if your home should sell for $200,000 and you have it priced at $250,000, you won’t get the showings you need to find a buyer. Buyers looking for a $200,000 home won’t look at your home because they don’t believe they can afford it. Buyers looking for a $250,000 home will find yours lacking in comparison to the other homes they see in that price range. You may get some showings, but people who might actually purchase your home won’t see it.

    At that point, you’ll run into the problem of the house being on the market for a long time. Buyers will often assume that there is something wrong with the house and won’t want to consider it. That perception will get even worse as you lower the price time and again or take it off the market then put it back on again. In the end, if you really want to sell your home, you’ll end up selling below market value.

Davie Florida Orange Blossom FestivalPeople looking at Davie homes for sale often ask how they can get involved in the community. An excellent opportunity is coming up in February, 2016 when the city holds its 79th Annual Orange Blossom Festival, Parade and Rodeo.

What is the Orange Blossom Festival, Parade and Rodeo?

The free Festival is being held on Saturday and Sunday, February 27 and 28, 2016. It is being organized by the Town of Davie Parks, Recreation & Cultural Arts Department. Over 250 displays will be set up along Orange Drive from Davie Road west to SW 66th Terrace. Orange Drive will be closed to support the festival atmosphere.

Booths will display arts and crafts, information from local non-profits and businesses. There will be free musical entertainment, an animal farm, bounce house, rides, a climbing wall and more. Kiwanis is sponsoring a pancake breakfast on Saturday at the Davie Moose Lodge. The Davie Woman’s Club will hold a Strawberry Shortcake Festival on Orange Drive in the main festival location.

The Orange Blossom Parade will take place on Saturday at 10:00 am. You can attend free concerts on both festival days in the afternoon. The Davie Pro Rodeo will start at 7:30 pm on Saturday and at 2:00 pm on Sunday.

Davie real estate holiday decorationWhile the Davie real estate market isn’t as active during the holidays, there are people looking to buy for any number of reasons. For example, they may want to avoid signing a new lease if they’re first-time home buyers, or they may be relocating their family for a new work opportunity.

If your Davie home is on the market, keep in mind that the rules about home staging apply, regardless of the time of year.

  1. Declutter your home before adding holiday decorations. Clutter in a home is always an issue when it’s on the market. Your coin collection that covers one of the living room walls is enough to make a buyer unable to picture their family living in your home. If you add holiday decorations to the mix, you’re headed for trouble. Follow good home staging principles before adding seasonal decorations.
  1. Minimize outdoor decorations. If you just love the inflatable Santa you traditionally put in the yard, or the life-size manger scene, or the multi-colored menorah, don’t give in to temptation. A wreath on the door, and lights that hang from the gutters to enhance the silhouette of the house, will serve you much better.
  1. Use seasonal decorations where possible. This year, try creating a centerpiece with colorful squash, nuts and holly branches. Leave the blinking reindeer for your new home next year.
  1. Rethink religious displays. When a buyer visits your home, your main goal is to help them visualize living in your home themselves. People who don’t share your religious beliefs or cultural heritage may have a difficult time seeing past unfamiliar holiday decorations.
  1. Reduce the size of your Christmas tree. Buyers will be more impressed with the wide open living space your home offers as opposed to your Christmas tree. Instead of your traditional 10-foot tree, consider a smaller tree or even a table-top version. While the big tree may warm your heart, the space it takes up in your home will make your living areas look smaller.
  1. Decorate using your home’s color scheme. If your home is decorated in warm colors, use red, forest green and gold decorations. If your home décor includes more cool colors, look for decorations that include icy blue, white and mint green colors.
  1. Plan for next year. If you don’t think you’ll survive the holidays without your usual decorations, think about how much fun you’ll have decorating your new home next year.

Davie Real Estate Mortgage TipsIf you’re looking at Davie real estate, it’s possible that you will finance your next purchase. The mortgage rate and terms you are offered will depend on a number of factors. Mortgage lenders are looking for the best buyers just as you are looking for the best lender.

Mortgage rates can vary by several percentage points, so it’s important to be as well-qualified as you can. Here are some of the most important factors lenders will look at, so the more you know about them, the better off you’ll be.

  1. Your Credit Score. This is one of the main criteria a lender will use to determine the rate they will offer to you. According to BankRate, if your score is 740 or over, you’ll usually qualify for the best rates. If your score is 620 or lower, you may have a difficult time getting a mortgage at all. Find out what your credit score is and how to increase and protect it while you’re house hunting.
  1. Your Employment History. Lenders would like to see a stable employment record, especially in the two years before you apply for a mortgage loan. If you haven’t been employed steadily, consider the timing for your home purchase. If you are strong in a number of other categories, you may be able to overcome this issue. If you think it will be a problem, it may be better to wait until you can establish a solid resume.
  1. Your Debt-to-Income Ratio. If you have $1,000 in monthly payments debt, including a mortgage payment, and you make $4,000 per month, your debt ratio is 25 percent. Lenders view the ratio in different ways. As an example, for an FHA loan, a ratio of 43 percent or less is critical. Keep in mind that the lower yours is, the more likely it is that you’ll get good rates.
  1. Your Down Payment. Since the real estate bubble a few years ago, lenders are very careful about making sure that their loans don’t fall into a high-risk category. One factor that can help or hurt you is the amount you will put down on a house purchase. Twenty percent or more may help you to balance out some negative factors you’re facing and get you a good rate. If you’re planning on a 5 percent down payment, keep in mind that you will probably pay a higher interest rate.
  1. Your Cash Reserves. The standard requirement for cash reserves is usually enough cash to pay the mortgage on your Davie home for two months. If other factors put you in a higher-risk category, you may be required to have more of your reserves in cash.

Winterfest Boat Parade:  December 12, 2015

The Winterfest Boat Parade is an extravaganza of richly-decorated boats and yachts floating Along the New River to the Intracoastal to Lake Santa Barbara in Pompano Beach. That route provides 12 miles of shoreline to watch the holiday boats go by.  For 2015, which is the Parade’s 44th year, the Grand Marshall for the parade is Nick Cannon. It’s a must see for the holidays.

If you want a view from the water yourself, you can get close to the lights, music, television stars, beauty queens and singing groups on the Liberty Belle, one of the largest vessels in South Florida. While aboard, you’ll dine on a 3-course meal right in the middle of the festivities.

Do you want to really join in the fun? Enter your own boat. There are categories for charter, commercial, classic, sailboat, showboat and others. The fee to enter is only $35. The expensive part is the decoration budget!

Santa’s Little Helpers:   December 12, 13, 19 & 20

The Flamingo Gardens hosts this event that includes a train ride to Santa’s workshop, play time and helping the elves make presents to keep or for gifts.

Davie Real Estate TipsThat’s a phrase you never want to hear if you’re selling Davie real estate! Regardless of whether you’re the seller or the buyer in a real estate transaction, you need to be perfectly clear about what is included in the sale – and what isn’t!

Is It Personal Property or a Fixture?

The real estate law  in the state of Florida describes what is personal property, and what is a fixture. Personal property are those things that a seller owns and will remove from the home when they sell. A fixture is something that would be considered part of the home itself and would be included in the sales price.

It may sound simple, but it’s an issue that has caused a lot of heartache for buyers and sellers when they haven’t done a good job of defining those two things.

Test for Fixtures

The short answer to the question about personal property vs fixture is this: If an item is permanently attached to the home, it is considered a fixture. For example, you may have renovated the bathroom and purchased new sinks and bathtubs. But, once you install them in the house, they become a fixture of the house.

Buyers and sellers who have heard that definition might think that the issue is covered. In reality, there are several tests that a court would consider if a disagreement arose.

  1. What did the parties involved intend?
  2. What is the relationship between the parties?
  3. How was the item affixed to the home?
  4. How is the object being used?

The court will look to the sales contract to define intent. You have a buyer/seller relationship which is looked at differently than a landlord/tenant. The permanence of the way the item was affixed will be evaluated. If the object in question is solar panels, and the house will have no electricity if they are removed, the court would most likely consider the panels as fixtures.

Know How to Protect Yourself in a Real Estate Transaction

There’s a very simple way to protect yourself against disagreements. Let’s say you’re selling your home. If you partner with an experienced REALTOR®, that person will work with you to identify anything in the house that might be in question, and include the disposition of that item in the sales agreement.

There are many examples. That chandelier, for example. It is permanently affixed to the home, but if it has sentimental value to you, the sales contract should specify that the chandelier isn’t being sold with the house.

If you’re buying a home, make sure that the contract clearly reflects your expectations. Showing up with the movers is not the time you want to discover that all ceiling lights and fans are gone. There should be standard language in the contract that identifies those things that a buyer just automatically believes will be sold with the house. The contract should also include specific language that excludes any items the seller wants to remove.

The Worst Case Scenario? Should be Just More Negotiation

If the seller wants to take all the wall to wall carpeting, that’s a point for negotiation. If the seller won’t budge, then as a buyer you must decide if you want to purchase the home under those conditions.

The key is to define everything in the real estate contract to avoid misunderstandings. A California court once held that an organ built into the house was actually personal property and the seller could remove it.

As a buyer, ask about any items that may not immediately seem to fit in one category or the other.

Davie Homes for SaleIf it’s time for a move, you want to get the most that you can from the sale of your existing home. Davie homes for sale aren’t unique. There are some tips that apply to every home, and here are the five most important.

1. Price it Right

If you need a quick sale, find out what your home is worth (the market value) and reduce that number by 15-20%. You’ll have a storm of buyers looking at your home and sometimes you’ll end up in a bidding war that could end up with a final sales price over what the home is worth.

If you’re not in a real hurry, or you don’t have the courage to risk setting a price below market value, you still need to price your home right. Most people are very proud of their home and put a lot of value on the work that they have done to it. This could result in your thinking that your home is worth more than the market will bear. Look at Davie homes for sale that are comparable to your Davie home before you make a final decision on price.

Experience has shown that an overpriced home stays on the market longer and has fewer showings. At some point it becomes “stale.” People assume there must be something wrong with the home because it’s not selling. The final result is often that the home’s final sale price is below market value, meaning that the seller would have sold the home sooner and at a better price if they’d set a realistic price at the beginning.

2. Remove Off-Season Clothes from Closets

Every Davie home buyer is concerned with having enough storage. If you can get your closets to the point where they’re half-full, buyers will have the impression that the house has a lot of storage. It’s similar to the concept that light colored walls makes rooms seem larger.  If every closet in the house is overflowing, you can be sure buyers will walk away with the impression that your house doesn’t have enough storage.

3. Do the Quick Fixes that will Result in a Higher Sales Price

Are the walls a bit faded? Are you in love with the purple wall in the living room, but your agent has requested that you replace it with a neutral color? Do you have curtains that haven’t been replaced since the dog chewed them? Have you successfully avoided clearing out the basement, porch, or spare room? Would the kitchen cabinets look new with a coat of paint and new handles?

These are all quick fixes that you should definitely devote the time and money to accomplish before putting your home on the market. However, beware of overdoing it. In most cases, you won’t see the cost of a major renovation being reflected in the final sale price of your home. Just making your home look bright and cheery is the key.

4. Help Potential Buyers Imagine Living in Your House

People buying a new home often make their decision to buy based on the answer to one question: Can I imagine my family living in this house?

You can help buyers answer “Yes” to that question more often than not if you make your house less homey as you define it. Put away the family photos, your coin collection display, your treadmill in the living room and any large furniture that makes rooms look small. Make it easy for a buyer to imagine how they would use each room in the house.

5. Keep Your Home Looking Like a Model Home

This can be the most difficult thing you’ll need to do to get the most out of your home sale. Buyers won’t think kindly of a kitchen with dirty dishes in the sink. If the windows are dirty, or the rooms are dusty, you’ll be losing your best opportunity to sell your home. Put effort into keeping your home ready for a showing at a moment’s notice.

Nova Southeastern UniversityNova Southeastern University (NSU) is among the top research universities in the U.S. Earlier this year, a team from Google caused a stir on the main campus. The team arrived with all of their odd looking gear and vehicles to record just about every square foot of the campus. The University is now part of Google’s Street View program.

How to Find Your Way on the NSU Main Campus

If you’re not familiar with the Fort Lauderdale/Davie area, all you need to do is to go Google Maps and search for Nova Southeastern University Fort Lauderdale. Google knows right where the campus is located, and when you switch to Street View, you’ll notice that all the streets within campus are available to view.

Between the Interactive Campus Map that identifies all the buildings, and the Google Street View of the entire campus, students new to the University will have a difficult time getting lost.

Students love the school for a number of reasons, including the variety and robust nature of the education that is offered, the beautiful campus, the close proximity to Fort Lauderdale and the short drive to Miami.

NSU attracts students from all over the country. It’s a dynamic research institution favored by people seeking undergraduate and graduate degrees. Duende Weekend – October 2 through 4, 2015

Duende is the last big event celebrating Broward County. You can download a PDF that describes the schedule of events and a map showing where different activities will take place. On Friday the 2nd, the celebration will take over SW 2nd Street, and there will be lots of family fun at Funtastic Friday in ArtsPark.

Saturday activities are being billed as the “Party of the Century.” Festivities will start at 11am and still be going strong in the wee hours of the morning. Sunday’s events at the Pompano Beach Amphitheater will center on competitions for both artists and musicians.
