Other trends include using the kitchen island for easy seating for family or guests to keep the group together while food is being prepared. In addition, using different colors for upper and lower cabinets, or one color for cabinets and another for the base of the island is also popular.
Designers are using more geometric patterns in accent pieces. For example, a geometric patterned accent wall can be a real attention-getter and set off a room’s more subdued décor. Pillows are another place for geometric designs if you don’t think an entire wall will work for you! And, subway tile is sometimes being replaced with tile with geometric patterns as a backsplash in the kitchen.

If you love butterflies, you’ll love the butterfly garden. It covers almost an acre filled with different plants that attract the little creatures. You can walk along a 250-foot path through the garden and sit on benches along the way to get a closer look. You may spot monarchs, swallowtails, and a number of other butterfly species you probably won’t see in other places.
This trail winds through different habitats, starting with laurel oaks, live oaks and many different types of vegetation. The four bridges will let you walk through a tidal marsh. All along this trail, you’re sure to see birds, crabs, lizards and other forest and swamp dwellers.
This trail is a boardwalk, mostly constructed from recycled plastic lumber. When you stroll along the 3,200-foot trail, you’ll see three distinct ecosystems, a hardwood forest, tidal marsh, and a tidal marsh area that is completely under water during high tide. Get out your camera – the opportunity for wildlife photography is around every turn.
Not only can you use the Center as a place to get close to nature, but there are activities you and your family can use for occasional outings. For example, there are programs aimed at 2-4 year olds that let the kids explore their environment and take short nature walks with their parents. Group programs for students of all ages teach about the flora and fauna around the Center.

While the rest of the country is dealing with winter storms, record low temperatures, fires and mudslides, thing have been pretty quiet here in Davie lately. Our mild temperatures give us the chance to continue to enjoy the South Florida outdoors. If you’re a proud owner of Davie real estate, a great place for outdoor fun is Tree Tops Park.
Tree Tops Park is a natural haven in the middle of the city of Davie. It illustrates the love Davie and Broward County residents have for maintaining the greenspace that make Davie such a special place. In 1980, the area now devoted to Tree Tops Park was a dairy farm that developers wanted to turn into a golf community. After the County made it a protected area, the park was developed instead.
The Park encompasses 243 acres of land. Approximately 20 acres of that area is restored freshwater marsh that you can access on the 1,000-goot boardwalk. Pine Island Ridge is an archaeological site that covers about 200 acres of land. It is the highest natural elevation in Broward County at 29 feet above sea level.
The South Florida Trail Riders Association helped to develop an extensive network of horse trails. Riders bring their own horses to wander the seven miles of designated trails, some of which are in the Pine Island Ridge area.
When you want to pack a picnic and head to the park, you’ll find picnic tables and grills that are used on a first-come, first-served basis. While you’re setting out the food, the kids can amuse themselves in the playgrounds located in the picnic areas.
In addition, there are five picnic shelters. Two can accommodate 60-90 people, and three hold from 40-60 people. When you are organizing a large gathering, these picnic shelters are perfect. The shelters must be reserved, and there is a small fee that covers water, electricity, picnic tables and grills.
The park’s live oaks create a beautiful canopy for the nature trails. Three trails are available, including the Live Oak Trail, Seminole Trail and the Pine Ridge Trail. All trails have either a wood-chipped or paved trail bed.
The Marina offers swan and paddleboat rentals on the weekends. The park has 15 acres of lakes and waterways that can be used for boating and fishing. Fishing is permitted from the shore, pier or boats with the required license.
Tree Tops Park also has space for business or personal gatherings. The Oak Ridge Hall is a 3,440 square foot building that offers meeting rooms, an outdoor pavilion and a catering kitchen. It has a maximum capacity of 180 people.

The Everglades Day Safari is a Florida Society for Ethical Ecotourism (Florida SEE) Gold Certified Ecotour Operator. This certification isn’t easy to come by. The Safari hosted two different Florida SEE Assessors who hitched a ride on the full day safari. The Gold status indicates that the Safari operators go far above what an ecotour company could be expected to do to protect the environment and wildlife.

It’s a proven fact that the majority of homebuyers start their home search online. One of the more well-known sites for home information is Zillow. Zillow provides a range of tools for homebuyers, including Zestimates, which are Zillow’s best estimate of a home’s value. Should you make decisions based on a Zestimate? Here are the things to consider.
Zillow uses an automated system to prepare estimates for over 100 million home in the U.S. Given the sheer volume of estimates it tracks, Zillow must use a calculation based on a range of publically available information that results in an average price.
Data sources used for the estimate include MLS home listings, county tax records, and recent sales in the target home’s area.
Zillow is open about the accuracy of its Zestimates. For example, Zillow explains that half the home values are within 5.4 percent of the selling price, and half are off by more than 5.4 percent. That means that half of the $200,000 homes on the site could be valued at roughly $190,000 on the low side or $210,800 on the high side.
Let’s say that the half that are off by more than 5.4 percent are actually off by 10 percent. In that case, the $200,000 home could be valued at $180,000 on the low side or $220,000 on the high side.
There are many reasons why the estimate could be inaccurate:
The biggest problem is that homebuyers and sellers tend to take the estimates they see on Zillow and other real estate websites as fact. They don’t know about information like this and Zillow doesn’t make it easy to find.
Homebuyers may plan on making a ridiculously low offer on a home, and home sellers may plan to set an unrealistically high listing price for their home. Then, when a professional real estate agent gets involved, the homebuyers and sellers are often presented with conflicting information.
Real estate agents are very familiar with Davie FL homes for sale, the neighborhoods in the area and the real estate market. The comparative market analyses they prepare take many factors into account that the automated systems don’t.
The advice I give to my clients is that they can use websites like Zillow to see lots of information, but that they need to take estimated home values as a very broad guideline. They need to realize that the home value estimates are most likely off by tens of thousands of dollars.
In addition, I recommend that clients use a home search that comes right from our local MLS, like this one. Searching the MLS gives you the most accurate information available, and you can simplify your search by setting up your own search account.
Using this account, you can save homes you like as favorites, and get emails as soon as homes that meet your criteria hit the market. You can also save searches so you don’t need to select your criteria every time you visit the site.
